LAND in Church Street, Davenham, is earmarked for 16 houses following the success of an appeal against refusal of permission to build on the site.

Chester-based developers XDPG 1 Ltd are seeking approval for the homes, five of which would be affordable housing, on an enclosed greenfield site.

An application for 16 houses and four apartments on the site was turned down by Cheshire West and Chester Council in November 2014.

An appeal was lodged against the refusal, and following a four-day public inquiry in October 2015 a Government planning inspector allowed the appeal and granted permission for the housing.

Full planning permission was granted on January 21, 2016 and expires on January 21, 2019.

Planning approval is now being sought for 12 houses and four apartments, with the one and two-bed apartments and a three-bedroom semi-detached house being affordable housing.

These properties would be for sale or rent, and would represent 31 per cent of the total number of homes, exceeding the policy requirement of 30 per cent.

A report by Goodwin Planning Services, accompanying the planning application, said the inspector was satisfied that there would be no ‘adverse highway impact’ from the previous scheme, and the current scheme was for less properties.

The redevelopment of the site would contribute to the council’s housing land supply, added the report, provide affordable housing, provide housing in a sustainable location and improve biodiversity.
