A 17th century cottage with 'chocolate box charm' has been put on the market for more than a million pounds.

Georges Lane Farm in Aston By Budworth, is up for sale for offers of more than £1,150,000.

Listed by Storeys of Cheshire, the farmhouse is said to have been built in the 1600s and was originally part of the Arley Estate.

The property was originally a cottage but has been extended over the years and now sits on a 1.5 acre plot.

There is also the opportunity to buy up to approximately 2.85 acres of land opposite the house.

This could be used for 'equestrian interests, additional grazing, lifestyle expansion or longer-term investment'.

The owner said: "Everyone that comes round admires the wonderful quiet rural setting of our house, the space it affords and the charm of the house."

The property is set off a quiet country lane and has a thatched roof and a red door.

It is surrounded by gardens and has parking for multiple cars.

Inside, the house has a spacious entrance hall, a dining room, a lounge, a study and a kitchen-dining room.

The lounge has views over the garden and is described as being 'spacious yet warm and intimate'.

The kitchen-dining room has tiled flooring, a large breakfast table, a central-island breakfast bar and a wall of windows overlooking the garden.

There is also a 'cosy corner' lined with shelves, perfect for reading.

On the ground floor, there is a bedroom and a bathroom, making the property suitable for those seeking more accessible living.

The first floor has a large double bedroom and a family bathroom with a bath, wash basin, shower, toilet and bidet.

There are two further bedrooms and a shower room on the second floor.

The master bedroom is 'a true sanctuary'.

The gardens surrounding the property are mature and filled with 'cottage planting'.

The estate agents say that the garden is perfect for families and children can kick a football around the garden, invent endless games of hide and seek, play on the wooden swing set or wander down the lane to spot horses, goats and alpacas at the nearby farm.

There is also planning permission in place for a separate four-bedroom dwelling in the former stable barn.

Further planning permission, granted in October 2025, allows for 'substantial remodelling and extension designed to reposition the home further from the adjacent barn and focusing the living accommodation to make the most of the sunny south and south-easterly garden aspect'.

The estate agents said: "With its quirky charm, surprisingly adaptable spaces and exciting future potential, Georges Lane Farm is a home ready to evolve alongside its next chapter."
