WORK can now begin on a new small-scale neighbourhood shopping area after plans were given the green light.

FI Real Estate management had submitted a reserved matters application for the erection of three retail units at the Winnington Business Park site.

The application provided details on the scale, layout, appearance, access and landscaping involved in the new scheme, which is near the Winnington Urban Village development.

These plans followed an approved outline planning application for a residential development, small-scale retail and a family pub at the site.

Now Cheshire West and Chester Council has approved the reserved matters application for the retail element.

A planning statement, prepared by Plan Red Ltd on behalf of the applicant, said: "Historically the site was in employment use, and formed part of the larger Winnington Business Park, but it comprised a collection of poor quality industrial units and accommodated a business that was mainly involed in the storage of chemicals.

"Overall, the proposed development is pursuant to the outline planning permission and will deliver a small, high quality, well profiled and defined neighbourhood shopping centre to serve the local community."

According to the plans the three retail units will be separated into one main store and two smaller shops.

Arranged in a terrace, the front of three shops will face Winnington Avenue, where a new access road onto the site will be created.

The main unit will have a floorspace of 594.5 sqm of floorspace, while the remaining two units will each have 241 sqm.

There will be provision of around 60 car parking spaces, of which an appropriate number will be reserved for disabled use.

Two spaces will be electric vehicle charging points with a separate cycle store also proposed.

Approval for the scheme was granted on May 19.
