PLANS for a 14-home development have been rejected by the council due to its potential adverse impact on wildlife and road safety issues.
An application had been submitted to Cheshire West and Chester Council earlier this year seeking permission to build 14 homes on land south of the A556 Chester Road in Cuddington.
The proposal would have seen the homes, made up of seven five-bed, three four-bed and four three-bed properties, erected on the site near to Blakemere Village.
But after concerns were raised about the development, with regards to safe access to and from the site as well as the harm it could cause to local wildlife, the council refused the application.
The council decision notice states: "The proposed development has the potential to have an adverse impact upon protected species, habitats, designated sites and the ecological network.
"By virtue of its type and location, the proposal would represent an unacceptable and avoidable encroachment into the surrounding countryside which would be harmful to landscape character and to wider landscape assets.
"As a consequence of the speed and volume of traffic utilising the A556 Chester Road and the location of the proposed care home on the opposite side of the A556 to the key service centre of Sandiway and Cuddington, it is not considered the proposal makes safe provision for access to and from the site for all users of the development and therefore will result in an unacceptable detrimental impact on highway safety."
A planning statement, written by Broadgrove Planning and Development Ltd on behalf of applicants Tabley Homes Ltd and Renew Land Sandiway Ltd, states: "The proposals incorporate a high standard of design quality for the four house types proposed.
"Amenity for future occupants is further enhanced by the inclusion of soft landscaping throughout and a communal green area.
"Introducing a low-density residential development, set back from the main road, respects the character and appearance of built development currently seen to the south of Chester Road.
"A safe access is provided to the site and sufficient parking is provided to support the development.
"There will be no adverse impacts to the wider highways network by introducing 14 residential units to site."
Following refusal, the applicants have an option to appeal the council's decision.
