PLANS have been submitted for the construction of a two-storey office block aimed at start-up businesses in Northwich.

The proposals – put forward by EC0-Option Management Ltd – would see a 30 x 15 m building, car parking and landscaping constructed on land off James Street.

A statement submitted to the council’s planning department said a new access road would also be built, with the intention of the offices being rented out to start-up businesses in the Northwich area.

The statement said: “The applicant proposes to develop the land with an office block which will provide high quality offices to rent to start-up businesses in the Northwich area.

“The office building will have its own car parking and the boundaries will be landscaped.”

ECO-Option is a recycler of spent sulphuric acid and ammonia resources and, on its website, describes itself as the largest manufacturer of liquid ammonium sulphate for use in agricultural fertilisers and industrial applications.

The statement added: “It was agreed between the applicant and the owners of the neighbouring former Wade Works (Your Housing) that the new to be built access road could be used by all users occupying land owned by the applicant, provided it was restricted to non-HGV permitted traffic.”

The report said such permitted traffic would include staff vehicles, courier and postal staff as well as visitors.

It added that an existing landscaping mound would provide a visual and a noise buffer to the buildings of the industrial complex to the east of the site, which includes ECO-Option Ltd and Tata Chemicals Europe Ltd.
