THE former Winnington Business Park site in Winnington is set to be developed into a 126-home estate.

Developer Anwyl Homes had outline planning permission approved for ‘up to 160 dwellings’ on the 4.2-hectare brownfield site off Winnington Avenue in July 2018.

But this number has now been reduced to total 126, with Anwyl Homes seeking reserved matters approval for the new dwellings, as well as for landscaping, public open space, internal access roads, garages and car parking.

This will be the first stage in redeveloping the area, with the developer also owning land to the north east and south west of the site.

According to plans, these areas will be used for commercial and employment use, retail units and a family pub or restaurant, as well as for further residential properties.

Anwyl Homes previously told the Guardian that it hoped to start building 250 new homes in Winnington this summer.

Regional managing director John Grime said: “Winnington is a very accessible, sustainable location, with excellent amenities close by.

"Our new carefully crafted homes will provide a boost to the local housing supply and we’ll be making financial contributions to education, healthcare, highways, parks, play spaces and sports pitches."

Planning documents state that the dwellings to be built during this stage are a mix of detached, semi-detached, mews and apartments ranging between one and four bedrooms.

The plans go on to say: “The scheme proposes a wide choice of housing with regard to house type, quality and size, and are attractive to new residents.

“This is influenced by extensive market research. The emphasis has been on two to four bed family housing in the form of semi-detached and detached, providing opportunity for all, with a selection of one and two bed apartments.”

Anwyl Homes recently acquired the site and says that it intends to deliver a ‘high-quality’ residential development at the ‘earliest opportunity’.

Outline permission was granted subject to section 106 agreements, including £100,000 for a footpath link to Moss Farm and contributions to education, public open space and sports pitches, which are yet to be calculated.

As required by the outline planning permission, 12 per cent of the dwellings will be provided as affordable housing.

Vehicle access to the site will be provided by improving the existing access arrangement off Winnington Avenue.
