New laws applicable to England and Wales came into force at the start on the month – and it is important that local landlords and tenants are up to date with all of the new property legislation!

In summary…

• A landlord must have a smoke alarm on each floor of a private home

• A landlord does not need a carbon monoxide alarm, unless they have a solid fuel appliance, e.g. a wood/coal fire or stove, in which case a carbon monoxide alarm should be fitted in the same room as the appliance

• The alarms can be battery operated and do not need to be interlinked – it is recommended that a 10-year battery is purchased

• Any landlord breaching the requirements is subject to a fine of up to £5,000

• A landlord/agent must test the alarm before the start of the tenancy and give instructions to the tenant to test going forward
