A FORMER tile works will be transformed into a development of 180 new houses if plans for Delamere are given the green light.

The Crown Estate is proposing to build on the derelict industrial site of Marley Tile Works, off Station Road, following consultation with Delamere and Oakmere residents.

Its scheme sets aside 55 per cent of land for green space and includes allotments, children’s play areas and green open space for the wider community, as well as homes.

Steve Melligan, The Crown Estate’s strategic land manager, said: “We are pleased that after extensive consultation with the local community we are now ready to submit our plans for the regeneration of this site.

“Our proposals have been shaped by the feedback received from local residents and will enhance the natural environment, facilitate the delivery of key utilities to the area, whilst also delivering high quality market and affordable homes, as well as homes for older people.”

The plans include 30 per cent of affordable homes, a mix of two, three, four and five bedroom properties and 15 houses reserved for people aged 55 and above.

Land has also been retained for a proposed ‘multi-user’ route linking Delamere and Oakmere and financial contributions will be made for improvements to Delamere Community Centre.

The Crown Estate plans to facilitate the delivery of broadband and bring a gas main along Station Road through its development, which will provide £626,000 for the area’s schools.

The regeneration scheme will also contribute to traffic calming and access improvements in Station Road and plans include measures to reduce surface water run-off, reducing flood risk both on and off site.
